2025 is fast approaching, friends (bullet-train speeds), and we’re about as ready for it as we can be. The real estate market for Salt Lake City and the surrounding areas in 2024 has been stable but competitive, where well-priced homes in good condition seem harder to come by (and are highly-competitive when they do). Plus, high mortgage rates are still making affordability a challenge for many buyers…but we’re always hopeful.
Stick around: we’ll be posting a story soon with our agent predictions for market behavior in 2025!
In the meantime, we thought it might be helpful to consider location, location, location. In a market like this one—characterized by steady demand and moderate price growth in a relatively tight inventory environment—maybe it’s a good time to discuss a few areas you hadn’t previously considered. Open up the playing field a bit, eh? Below are a handful of neighborhoods, handpicked by our savvy and skilled team of agents, that are up-and-coming, already-vibrant, and/or poised for growth.
Kayla Bobzien: East Murray! There are great views, quiet neighborhoods, and plenty of good access. Plus, there are upcoming opportunities to put in some sweat equity, as the anticipated turnover of properties occurs with current long-time owners.
Ross Brookham: I've always had a soft spot for the Midvale Main Street historic area. It's like an old-timey strip of turn-of-the-century shop fronts with cute bungalows immediately surrounding it. I imagine it is a lot like what 9th & 9th was before it was cool.
Zach Hansen: Fairpark! I think it will boom in the next couple of years, and homes will double or even triple in value. Not to mention, all of it will be walkable within the next 10 years or so. The homes here are also super charming. Read more about the Fairpark/Rose Park area.
Leigh Anne: I think that my experience in my new neighborhood has been so much better than anticipated, so I would say that the St. Marys is a great place to consider if your budget allows for it. This is a warm, welcoming neighborhood with lots of kids, quiet streets, and city views. Read more about the Foothill, Sunnyside, East Bench area.
Keni Nelson: I’d say Fairpark! With the Rocky Mountain Power District, complete revitalization of North Temple, and being adjacent to the Jordan River Parkway, this is already one of the cutest, most “neighborly” neighborhoods in SLC. But with the growth coming from Downtown and within the neighborhood, Fairpark is only going to become more attractive and desirable. Read more about the Fairpark/Rose Park area.
Camilla Granasen: Maybe this one is obvious, but heading west between 900 S. and 1300 S. down to the Jordan River. This area is close to everything, and there are plenty of cute homes that are either being renovated or are ready for new owners. Bonus: there are many smaller properties that are ideal for first-time buyers. Read more about Glendale/Poplar Grove.
Candace Fite: I’d say, the west side in general (Rose Park, Fairpark, Glendale, Poplar Grove, etc.). I’m really excited to see what small businesses continue to pop-up in and around these areas, and I think there’s a lot of potential for good growth.
Melissa Lipani: Central 9th! This area is so fun, and there are so many amazing places to eat and drink (Bar Nohm, Laziz, Water Witch, Central 9th Market, Vertical Diner, and The Pearl to name a few), so you can skip driving entirely, and just walk to some of the best spots in the city. There's lots of cute bungalows and some town homes and condos here. It's been really neat to see this neighborhood blossom over the last several years. Read more about the Central 9th area.
Jenny Compton: I’d say the Fairpark community. The counsel members there work so hard to keep the community alive and growing, while continually setting a high standard for their neighboring counterparts. Read more about the Fairpark/Rose Park area.
Liz Elias: Rose Park! There are so many super cute bungalows here, and it's still on the more affordable side of home prices. Plus, it's close to downtown SLC! Read more about the Fairpark/Rose Park area.
