Nestled at the base of the Wasatch Mountains, you’ll find the Foothill/Sunnyside/East Bench neighborhoods, all highly desirable and [literally] elevated areas of Salt Lake City. With valley views, well established subdivisions, and easy access to outdoor recreation, these areas are perfect for those who love a little of all the good stuff.Â
Relatively quiet and residential, it’s littered with a mixture of architectural styles, from mid-century modern to bungalows, ranch-style houses, and plenty of newer construction. Starting roughly at 1900 East and running uphill from Sunnyside Ave. (800 South) to 1700 South, this is the place for tree-lined streets and well-maintained yards that lend the entire neighborhood a cozy, welcoming feel.
Foothill/Sunnyside/East Bench Neighborhood & Local Businesses
Despite its peaceful, residential vibe, it’s all just minutes away from downtown Salt Lake and conveniently located near the University of Utah, making it a popular choice for both students and faculty (major employers, like Primary Children’s Hospital and the VA Medical Center, are also located here). One of the biggest draws of this area, however, is undoubtedly its proximity to the mountains. The Bonneville Shoreline Trail, a popular hiking and biking path, runs along the eastern edge of the area, providing quick access to the foothills, and the entrance to Emigration Canyon is close by for a challenging bike ride or a quick trip to Little Dell Reservoir. Bonneville Golf Course, established roughly 100 years ago, offers 18 with views, and Hogle Zoo and This is the Place Heritage Park both offer activities and tours, respectively. A main attraction of the neighborhood is the Foothill Village shopping center, an open-air mall with several options for food, including local grocery store Dan’s Fresh Market and some casual dining options, like Honest Eatery, Hi Sushi, and more. Salt Lake Running Company, Bloomingsales, and the Tutoring Toy Shoppe are among the more established retail options, but residents can also shop for a yoga class or a good tan. On the southwest side of this area, you’ll find Frog Bench Farms, a two-acre, sustainable urban farm that partners with many of our city’s restaurants and florists and offers community public pickup program.
Foothill/Sunnyside/East Bench Home Prices
As with many surrounding neighborhoods in and around Salt Lake, homes prices in Foothill/Sunnyside vary depending on the age and size of the property. Single-family homes can range in style from ranch to craftsman, bungalow, and plenty of colonials and Cape Cods. While there are plenty of modestly-sized homes in the area, lot and property sizes are likely to increase as you climb higher. Likewise, price points in the area vary as well, though they’ve continuously crept up in recent years, with prices ranging from around $550k to well over a million. That said, the area still offers a great value compared to some of the more expensive neighborhoods in the city. For those looking for more luxe options, you’ll find a number of two-story, larger homes, including modern builds with elaborate designs. You can expect these higher-end properties to start around $1M and stretch to around $2.5M or more, offering features like gourmet kitchens, spacious master suites, and stunning mountain views.
