Where one might value a busy and bustling neighborhood close to downtown, others have reason to find a suburban home on a quiet street. For every person hoping to find a charming historic property whose character they can appreciate and add to, there's someone who wants a newly-contructed home with modern amenities and less required maintenance.


Individual differences aside, however, there are some home features that it seems most everyone is hoping to find in their next purchase.


The short list below shows a rundown of some of the most sought-after amenities that buyers are prioritizing (and thus, expected to look for as we move into 2025). Sellers, pay attention...marketing these features could give you the competitive edge.


 

  1. Energy-Efficient Appliances: Buyers today are prioritizing energy-efficient appliances, and for good reason. Features like Energy Star ratings and smart thermostats are in high demand, in large part because they can reduce utility costs. But they can also lessen environmental impact—a drop in the bucket, maybe, but still something we can all get on board with.


  2. Home Office Space: Remote work has become more common (if not the obvious preference) for many, making dedicated home office spaces all that much more essential. Good lighting and soundproofing are useful features, as buyers are always on the hunt for spaces that have been (or can be) converted into productive (and pretty) work environments.


  3. Smart Home Technology: From smart locks and security cameras to automated lighting and temperature controls, smart technology is a sound investment for any homeowner. This is the stuff of convenience, and nothing feels better than remotely locking your door long after you forgot and left for the night. Buyers love a home that's equipped with technology to make life simple and secure.


  4. Outdoor Living Spaces: An obvious one, perhaps, but it's veerrrryyyy important to buyers. Patios, decks, and thoughtful yards are highly sought after—it's important to folks that they be able to take advantage of (or create their own) outdoor retreats and moments of rest. Fire pits, outdoor kitchens, gardens, sitting areas, and the like will always add appeal to a property.


  5. Open Floor Plans: Obviously, this one is up for debate—we know there are plenty of folks who prefer the defined spaces and coziness that comes with a traditional floor plan. That said, open-concept layouts have been the prevailing trend for a while now, as homeowners seem to prefer the spaciousness and connectivity they offer. Buyers are still likely to favor layouts that allow for a smooth flow between primary living areas (dining/kitchen/living) and outdoor spaces.


  6. Sustainable and Eco-Friendly Materials: Interest in sustainability (much needed) is driving demand for homes built with eco-friendly materials. Buyers are on the lookout for things like recycled or reclaimed wood and steel, precast concrete, low-VOC paints, and bamboo flooring, among others. It's a good thing to keep in mind if you're planning on any major renovations prior to selling.


  7. Flexible Spaces: Homes that offer versatile spaces can adapt to changing needs, and that's a pretty substantial perk for anyone who knows that the future is always uncertain. Bonus rooms that can easily serve as play areas, guest rooms, yoga studios, offices, or media spaces will appeal to a wide range of buyers, no matter what purpose they currently serve.
