A Few Market Trends to Note as the Seasons Shift

Summer has peaked (sad, sure…be we’re also looking forward to temperatures that don’t look like a bright red warning sign on our phone), and we’re starting to see the beginnings of a new season, which means that our real estate market is likely to quietly shift gears. 


Late August and early September mark more than just a return to back-to-school routine—these weeks signal a transition point in the housing cycle. In Salt Lake City, where the market stays active through the heat of summer, early fall usually brings with it a noticeable cooling (both literal and figurative). But for those paying attention, this seasonal shift also opens up some new opportunities. Whether you’re looking to close a deal before the holidays or capitalize on reduced competition, the post-summer market has its own rhythm and rewards.


A slower pace? Yes. But still competitive? Also yes.


Here are a few things to watch for, whether you’re looking to buy or sell in the coming, cooler months:


Negotiation Opportunities for Buyers: There may be fewer buyers actively looking around late August and early September. As classes begin, activity typically slows—resulting in longer listing times and (potentially) more negotiating power for buyers.


School Districts Carry More Weight: Homes in top school districts remain in demand. Families prioritize proximity and school quality, giving these properties something of a lasting edge—even during seasonal slowdowns.


Sweet-Spot Time to Buy? No guarantees, but data from Realtor.com highlights the week of late September to early October—specifically around Sept 29–Oct 5—as one of the best times to buy. Apparently, this is a period of time characterized by more listings, less demand, shorter time on market, and potentially thousands in savings. Sounds nice, doesn’t it?
